Access Statement for Angel House Bed & Breakfast
Introduction
We aim to cater for the needs of all visitors in our home-based 2 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-Arrival
We are on the A4117 Ludlow to Kidderminster road and clearly signposted "Angel House B&B"
• There is a bus stop opposite our front gates and there is a regular bus service from Ludlow to Kidderminster (292). • The main train station at Ludlow is 10 minutes away by car.
• There is a local taxi service that has accessible taxis if required; we can make a booking for you.

Arrival & Car Parking Facilities
• On arrival to the property there are two entrance gates and these are open 24 hours, when the B&B is operating.
•No marked parking bays but there is ample room for all cars
•The surface is level, tarmac with a slight slope and paving slabs to the front entrance.
•We are happy to assist guests with luggage
•There is a local pub but this is 10 minutes walk uphill from the Bed and Breakfast, although an advantage that it is downhill after you have eaten!
Main Entrance & Reception
• There are three steps (each approximately 16cm high) from the front path to the entrance hall.
•There are two entrance doors, the smallest being 82cm wide.
•On entry into our home there is a hallway, which is greater than 1 by 1 metre.
•There is level access to the eating area but steps down to the guests lounge and conservatory.
•Flooring throughout the ground floor is wooden floorboards.
Public Areas - Hall, Stairs, Landing, Corridors etc
•Corridors have a good colour contrast and are well lit.
•The covering on stairs and upstairs corridors is short pile carpet.
•Dog water bowl and food bowl (and food if requested in advance) are available on request.
•There are 7 steps to a half landing and a further 5 steps to the main landing followed by a further 2 steps down to the corridor to the two bedrooms.
•The stairs are 20cm high, 24cm deep and 78cm wide.
Public Areas - Sitting room & Conservatory
• On the ground floor there is a large sitting room and conservatory. There are 3 steps (7cms) down to this area.
•There is a two seater settee and a L shaped 6 seater sofa in the lounge. In the conservatory there are two chairs and a two-seater sofa.
•There are double doors to the conservatory, 160cm wide.
•We do not play background music in any area of the B&B.
Public WCs
• Bedrooms are en-suite.
• There are no public loo.
Breakfast Room / Dining Room
• The breakfast table has an underspace of 66cm high by 120cm wide and height of 73cm (legs on each corner). There are chairs without arms which can be moved.
•Menus can be provided in large print by prior arrangement

Conference & Meeting Rooms, Banqueting
• Not Available
Bedrooms & Sleeping Areas
• There are 2 bedrooms both on the first floor and unfortunately not suitable for people with difficulty in climbing stairs.
Shropshire Room - Double bedroom
• Door width is 72 cm wide.
• To one side of bed there is 140 cm space and the other 60.
• The area from the bottom of the bed to dressing table, draws etc is over 150cm.
• Furniture is moveable on request.
• The bed is 70cm high.
• Television with remote control and teletext.
• Two chairs are provided in the room, upright with no arms, seat 48 cm high.
• There is an en-suite bath and shower room (see below for details).
• Fitted short pile carpet on the floor.
• Lights and sockets are both at 120 cm height.
Herefordshire Room - Family Bedroom
• Door width (main and bathroom) are 72cm wide.
• There is a small step up from the entrance lobby into the bedroom of 5cm.
• The bed can either be a Double (king sized), or twin with a further matching single bed. There is also a further pull out bed of equal quality.
• The bed heights are all 70 cm.
• There is 80 - 100cm space between beds.
• There is over 200cm free space at the end of the bed to the chest of draws and chairs with the full width of the room.
• There is an en-suite shower room (see below for details).
• Fitted short pile carpet on the floor.
• Good contrast in décor.
There is a TV with teletext and DVD player.
Bathroom, Shower-room & WC [Ensuite]
Shropshire Room has an ensuite with bath and shower:
• Door width 72cm, inward opening.
• The shower cubicle has a step/edge of 14cm high and the door opening is 65cm wide
• The bath edge is 47cm high.
• The basin is flat fronted and has underspace. It is 86cm high.
• The toilet has left side transfer and is 45cm high
Herefordshire Room has en-suite with shower:
• Door width 72cm wide opening inwards.
• Shower cubicle edge/step is 14cm high and door opening 65cm.
• Basin is rounded at the front and has underspace
• Toilet is 45cm high.
Grounds and Gardens
• There is a west facing patio leading off the conservatory.
• There are double doors (106cm wide) from the conservatory.
• The patio is composed of individual flags which can be uneven.
• There is a bench (40cm high, 46 deep) for guests use.
• We have a large enclosed garden (flower border and lawn) for residents or to let dogs out if required. This is accessed off the patio down 5 steps (there is no handrail).
Additional Information
• Assistance dogs are welcomed.
• Wi-Fi access is available.
• Mobile phone reception is generally fair.
• If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.
• We are happy to take delivery of hired equipment (please let us know if ordered-telephone number below for hirers).
• We are a no smoking building (smoking is allowed in the garden.
• We supply a small drinks fridge on the landing which can be used for medication/food and we can put larger items in our main fridge on request (not available 24hours).

Future Plans
• We are looking to make our home more accessible, although difficult because of its age and construction. However, we are looking at the provision of ramps and hand rails in future work.
